If you're ready to sell your home, one of the best things you can do is get a real estate agent on your side to help you sell it. The most common advice you'll get once you do is that you need to set your home up to stage it for selling. This gives you the highest probability of a sale when buyers come looking. Here are some effective tips for staging your home for sale.

1. Curb Appeal - It's important to catch the eye of the buyer so do things around the outside that help with curb appeal. Clean the yard, cut the grass, remove debris, hang a few fresh pots of flowers and clean the siding of your home with a power washer. Likewise, tuck away the garbage cans and recycle bins to keep them out of sight.

2. Diminish Clutter - Go through all of your items, right down to closets and storage. A cluttered home can be a huge turnoff to potential buyers because the excess clutter makes it hard to focus on picturing their belongings in the home. Go over everything with a critical eye and question why you're keeping it, if it's serving a purpose or if it can be used anytime soon.

3. Turn Your Stuff Into Cash - There's a good chance that you have a lot of stuff you don't need - most of us wind up accumulating a lot of junk over the years. Hold a garage sale to get rid of your stuff quickly. Likewise, use sites like craigslist and eBay to sell of a lot of your big ticket items quickly. Selling all of your old things is a great way to clear clutter fast and get something in return.

4. What Draws Your Eye - Take a few close friend or family as you walk through your home and ask them to make note of things, from room to room, that catch your eye. This includes paint chips, cracks, bad caulking, loose trim, stains, etc. Make a list of everything and start tackling those. Either fix it or mask it so that it's not a critical eye catcher during a walk through.

5. Get Handy - You'll likely find a lot of little things to take care of in order to get your home ready for buyer review. Likewise your real estate agent may suggest some necessary upgrades to your home. If you don't have the remodeling savvy then considering hiring a general contractor or a handy man to take care of the maintenance and repairs around your home.

Lastly - take the time to clean your home. This is the best way to present a home that's livable and comfortable. Clean the walls, dust the surfaces, keep the floors clean, put your dishes away, make the beds, sweep, wash the windows, etc. If you show that you're neglectful in your daily care of the home the potential buyer will wonder what else you've been neglecting.
